1.Safety & Legal Compliance
• Fire Risk Assessments conducted for all properties
• Smoke alarms, CO detectors, fire blankets installed
• Gas Safety Certificate (annual)
• EICR every 5 years
• PAT Testing annually
• Full serviced accommodation insurance
• GDPR compliant guest data handling
2.Property Operations
• Strict no party / no anti-social behaviour policy
• Check-in: 3PM | Check-out: 11AM
• Professional cleaning after each stay
• Regular inspections and maintenance
• Compliance with local council and FHL rules
3.Guest Management
• All guests must be registered
• ID verification may be required
• Clear communication and support provided
• Emergency contact available
• Guests must respect property and neighbours
4.Amenities & Property Info
• Fully equipped kitchen with coffee/snack area
• Fast Wi-Fi and Smart TV
• heating • Hot water system may take up to 30 minutes
• Clean linen and towels provided
5.Financial & Payments
• Payments via Stripe or booking platforms
• Security deposit: £200–£500
• Charges for damages, smoking, or breaches
• VAT applied where applicable

6.House Rules
• No smoking (£200+ penalty)
• No parties or events
• Respect quiet hours
• Only registered guests allowed
• Pets only with approval
7.Complaints & Support
• Issues must be reported during stay
• Response time: within 3 working days
• Resolution handled professionally and fairly
8.Liability
• Guests responsible for damages
• Company not liable for personal belongings
• Stay at guest’s own risk unless negligence proven

We use a secure third-party payment provider, Stripe, to process all card transactions. Stripe is fully PCI-DSS compliant, meaning it meets the highest industry standards for payment security.

We do not store, process, or retain any credit or debit card details within our own systems
